Kimber Modern Policies
Reservations Payment and Cancellation Policy:
Payments for a single room will be charged to the credit card on file 5 days prior to your check-in date. Cancellations after that time will receive a 50% refund, however, cancellations within 24 hours of your check-in date will not receive a refund.
Payments for multiple rooms will be charged to the credit card on file 14 days prior to your check-in date. Cancellations after that time will receive a 50% refund, however, cancellations within 24 hours of your check-in date will not receive a refund.
Reservations for ACL (Oct 1-5, 2020 & Oct 8-12, 2020), Formula One (Oct 21-26, 2020), SXSW (Mar 12-21, 2021), and UT Graduation weekend are non-refundable and full payment is due at the time of booking. Cancellations at any time will not receive a refund.
Full house bookings (booking the entire hotel) require a $500/night non-refundable deposit at the time of booking. Any cancellation of this booking will result in the loss of the deposit. Payments for full house bookings must be made in full by 3 PM Austin time 2 months prior to your check-in date. Cancellations after that time will receive a 50% refund, however, cancellations within 24 hours of your check-in date will not receive a refund.
In the event that you do not show up at the hotel or you depart early, no refund will be provided for the unutilized nights of the booking.

General Hotel Policies:
The primary guest must be at least 21 years old to check into the Kimber Modern.
A valid credit card is required to make a reservation and you agree that the card you provide will be charged for any damages or missing items. We accept VISA, MasterCard, American Express, and Discover.
Guests may be requested to present valid photo identification prior to their arrival.
Children and Pets: The Kimber Modern is an intimate, tranquil adult oasis. While we love both children and pets, in order to respect other guests, only guests older than 15 are welcome and we do not allow pets on premise. Evidence of pets will result in a minimum $200 charge plus the cost of any damaged property.
Check-in and Check-out Times: Rooms are available starting at 3:00 p.m. and check-out time is Noon.
Parking: We have 5 on-site parking spaces, typically enough parking for all of our guests. Parking on the street in front of the hotel is free and unrestricted, however, parking outside of that block requires a residential permit. In addition, there is a public parking garage about 2 blocks away, behind Guero’s Taco Bar at Elizabeth and South Congress Streets.
No Smoking: We do not allow smoking or vaping in the rooms or on the hotel grounds. Evidence of smoking or vaping including the smell of smoke in the room or in the public and private outdoor areas will result in a minimum $350 charge plus the cost of any damaged property. We also do not allow the burning of candles or incense.
Commercial Filming & Photography: We do not allow commercial filming or photography in the rooms or on the hotel grounds.
Quiet Hours: Due to the intimate and tranquil environment of the Kimber Modern, our quiet hours are from 10 pm to 9 am. If a guest complaint is made due to excessive noise, you may be asked to leave the premises without a refund.
Parties, Events and Gatherings: We enjoy sharing the Kimber Modern with friends of guests. Please seek approval from our manager prior to inviting a friend or two over so that we are prepared.
Due to the intimate nature of our property, private events require prior approval. If we are able to accommodate your event, a separate event agreement and additional fees will apply.
Should any action by a guest be deemed inappropriate by the hotel, or if any inappropriate behavior is brought to the attention of the hotel, the hotel reserves the right to request the guest to leave the Kimber Modern without a refund.
Data Privacy: The hotel has taken action necessary to ensure that we handle all data in compliance with applicable privacy laws and the GDPR. Accordingly, guests, employees, or anyone whose personal data is stored at our hotel may send an email to firstname.lastname@example.org and request that their data be erased, and/or also ask for a copy of all of their data (right to data portability), and/or for their data to be corrected.
